Air conditioning in a listed or historic building

For years, Rein and Peter carried out renovations with architects, even on canal houses in Amsterdam. From the building trade, they know how to work in a house where you don't want to damage anything.

FROM THE BUILDING TRADE

First, they renovated buildings

Rein Gerritse and Peter Reijling have known each other since they were young. After getting their technical qualifications, they set up a building company together, Bouwcompany. For years they carried out high-end renovations, working alongside architects.

Installation work led them to air conditioning, and that is how they started Airco Holland.

Rein comes to take a look and tells you what is possible in your building, and what isn't.

Rein stands on a ladder against the slate wall of a striking house with orange window frames.

UP CLOSE

Work on a tile-hung wall

This is what the work looks like on a building with a tile-hung wall and a flat roof in front of it.

Tile-hung wall with a flat roof

Rein holds a loose roof tile by a window in a tiled wall; a white line runs down to the outdoor unit.
  1. Pipework

The white pipework runs from the window to the outdoor unit.

Inside and out, Rein and Peter look for the route where you'll see the least of the pipework.

  2. Roof tile

Rein is holding a loose roof tile, right by the window.

Rein and Peter make the opening through the wall or roof themselves.

  3. Outdoor unit

The outdoor unit stands on the flat roof, in front of the tile-hung wall.

Rein chooses the spot together with you: on the ground, on the wall or on the roof.

Where can your outdoor unit go?

On the permit, the neighbours and the owners' association (VvE), with the rules that apply.

The rules for your outdoor unit

PERMIT AND PRICE

What applies to a listed building

  • Always a permit

If the outdoor unit goes on or against a listed building, you always need an environmental permit (omgevingsvergunning), according to the Informatiepunt Leefomgeving, the government's information point on these rules. In a protected townscape or village (beschermd stads- of dorpsgezicht), stricter rules apply as well (Article 2.30, Besluit bouwwerken leefomgeving, the Dutch building regulations). If in doubt, use the Vergunningcheck in the Omgevingsloket (in Dutch) or ask your municipality.

  • In an apartment

If you live in an apartment in an old building, you often also need permission from the owners' association (VvE) for the outdoor unit.

  • First a look, then a fixed price

First you get a price indication. If there's any doubt, we don't guess: Rein comes to take a look first, and after that your price is fixed. We don't do renovations.

WHAT IT COSTS

What does air conditioning cost in a historic building?

In a historic building, you only get the fixed price once Rein has seen the building. We'll quickly work out the price indication for you.

Included in the price

QUESTIONS

What owners often ask

Can air conditioning go into a listed building?

Usually, yes, including listed buildings and pre-war buildings. Rein shows you what is possible in yours when he comes to take a look.

Do I need a permit?

If the outdoor unit goes on or against a listed building, yes: according to the Informatiepunt Leefomgeving of the Dutch government, always. In a protected townscape or village, stricter rules apply. Read the full answer

Will you still see the pipework afterwards?

That depends on your building. Where we can, we hide it, for example in boxing, a cupboard or a moulding that's already there. If that isn't possible, Rein tells you why, and what we suggest instead.

I already have air conditioning. Do you do the maintenance too?

Yes, through our maintenance site. You can read how that works in a listed building on airco-onderhouden.nl.

What do you do during the installation?

We make the wall opening and lay the pipework, do a pressure test with nitrogen and pull a vacuum on the system. Then we commission it and check it. We explain how the controls work, and we fit an installation label with the correct installation details. For us, the pressure test is a really important step: we put the pipework under pressure with nitrogen to check that it is leak-tight, before any refrigerant goes in. We also record the details on the installation label in our own records.

How does the warranty work?

You get a standard 2-year warranty, on top of your statutory rights. Have Airco Holland service it every year from the moment it is installed, and the Mitsubishi Heavy Industries manufacturer's warranty runs on for up to 5 years. Airco Holland is certified by Mitsubishi Heavy Industries to offer this. The extension to 5 years applies to an air conditioner installed by Airco Holland, counted from the installation date. It starts once your maintenance plan is in place and the first service has been carried out and paid for. Skip the yearly maintenance and the extension lapses. You arrange the maintenance on airco-onderhouden.nl.
