Absolute aanrader! Van adviesgesprek tot bekijken situatie tot installatie, Rein en Peter zijn zeer professioneel en meedenkend. Bij ons zijn er twee buitenunits en 4 binnenunits zonder problemen geplaatst. Met name de units op de bovenste etage zijn zo goed afgewerkt dat je aan de buitenkant helemaal niets ziet. An outdoor unit in Amstelveen
It depends on where it goes
On the ground, up to 1 metre high and 2 m², you don't need a permit (article 2.29 of the Bbl, the Dutch building regulations). On the wall or on the roof, your municipality's zoning plan (omgevingsplan) decides.
On or attached to a listed building, you always need a permit.
The owners' association (VvE) is responsible for the shared parts of the building, such as the outside wall and the roof. If the outdoor unit goes there, or the pipework runs through them, put it to your VvE first.
If your house adjoins your neighbours', the outdoor unit may make no more than 40 dB at the property boundary (article 4.107 Bbl). In an apartment building, the limit applies at the neighbours' windows and doors that can open (article 4.108).
Can the outdoor unit go on my balcony in Amstelveen?
Sometimes. The zoning plan (omgevingsplan) of the municipality of Amstelveen decides whether you need a permit, and in an apartment building your owners' association (VvE) has a say about the outside wall. I rent in Amstelveen. Can I have air conditioning installed?
Over half the homes here are rented. Ask your landlord for permission first: according to the Dutch government (Rijksoverheid), your landlord has to respond within 8 weeks, and may only refuse if the home would become harder to let or lose value as a result.
My house is on the Amstel. Is it a listed building?
Check the monuments register (in Dutch): most of Amstelveen's national monuments are on the Amsteldijk or the Amstelzijde. Whether it's a municipal monument, the municipality of Amstelveen can tell you. If it is a monument, you always need a permit for an outdoor unit on or attached to the building.
